Getting your gas appliances safety checked

To ensure your properties are safe for habitation, all your gas appliances must be checked at least once a year by a Gas Safe registered engineer. This includes obvious things like your annual boiler check but also other appliances such as hobs, air conditioning, underfloor heating, pumps, flues and fireplaces. This is a legal requirement so you need to be sure you are choosing a highly skilled and reputable engineer to do the work for you. According to a 2018 survey by the Gas Safe Register, a third of UK adults don’t recognise the signs of an unsafe gas appliance, and one in six people admitted they don’t take any steps to ensure their homes are safe from gas leaks or explosions. If you are a landlord these alarming figures highlights the importance of annual safety checks to ensure your properties and tenants are safe. Common warning signs of a faulty gas appliance include lazy yellow flames, black stains around appliances, increased condensation and pilot lights that keep going out. If any of these signs are present, it is essential that an experienced, registered gas safety engineer attends the property to perform a safety check.

What does a gas safety
check include?

A gas safety check should not be confused with a standard gas service. It is a legally required annual check that inspects all gas appliances in a property, including boilers, cookers, hobs, fireplaces and underfloor heating. The safety check is designed to ensure all appliances are operating at the correct pressure and burning gas properly with adequate air supply; flues and chimneys are clear; all safety devices are working properly; and there are no leaks or harmful emissions. This service must be undertaken by a Gas Safe registered engineer and followed up with a certificate that you must retain for at least two years.
